Facility type changes everything.
Baseline production rates assume a conventional office environment. They do not transfer directly to buildings with different density, finishes, or regulatory requirements — and applying them unadjusted is how a bid ends up 20 percent short on labor.
Rate adjustment is required for: medical and clinical space (infection control protocols and dwell times), food service, laboratories and cleanrooms, malls and high-traffic retail, airports and transit facilities, education, industrial and manufacturing floors, and any building with heavy obstruction density or specialty flooring. ACS flags and documents every adjustment applied to a model.
