Affiliated Corporate Services, LLC is a facility management consultation and management firm based in North Carolina. We advise building owners and facility managers on specifying, procuring, and overseeing janitorial and facility service contracts — and we advise building service contractors on pricing, staffing, and running those contracts profitably.

ACS takes no commissions, no supplier rebates, and no referral fees. We are not a broker and we do not resell services. The only thing we sell is judgment, which means our recommendation is worth exactly what it says and nothing is riding on which contractor wins.

Engagements are deliberately scoped. Some clients need one bid reviewed before it goes out the door. Others need a full procurement cycle managed and audited for years afterward. Both are legitimate — and we will tell you which one your situation actually calls for.

Measure before recommending

No opinion is offered on a budget or a bid until the building has been quantified. Cleanable area, area types, frequencies, and obstruction density come first — the numbers follow from the facility, not the other way around.

Use published standards

Labor models are built on BSCAI Production Rate Recommendations as the baseline, with every facility-type adjustment documented and explained. You can audit the math, and so can the contractor.

Say the inconvenient thing

If the budget is unrealistic, the specification is unenforceable, or the low bid is a trap, that's what the report will say. Clients hire an independent consultant specifically so someone will.

What RBSM means.

The Registered Building Service Manager designation is issued by the Building Service Contractors Association International, the industry association for building service contractors. It covers the management side of the business: workloading and production rates, cost and bid development, quality control systems, human resources, safety and compliance, and customer relations.

In practice, it means the labor models behind an ACS recommendation are built the same way a competent contractor builds them — which is precisely why the analysis holds up when the two sides sit down across a table.
